BRIEF HISTORY
For around 135 years the Property had been in the ownership of one Family who used it as a sustainable homestead, farming the front end with horses & plough, and exploiting the woodland for logs and lumber. Over the final few years, the fields reforested themselves and there is just the roadside one remaining.
The truck-wide Trail which snakes down the woodland is around a mile and three quarters in length and gives ready access to the whole forest. There’s a natural spring on the property and about one third of the way in, a stream transverses the land, the Trail crossing a bridge here. Just past this on the left is a small sand/gravel pit which provides the material to maintain the trail. Continuing on, the Lake is two thirds in, about 40 mins walk from the House. This spans the entire width of the land and once was a meadow with two brooks running across it. However Beavers decided to dam these and turned grassland into the Lake. After several years battling with the furry creatures, the then owner conceded defeat and built a proper dam with culverts over which runs the Trail to the back section, which is left untouched.
The House has been extended over the years and was once the Village Post Office. Two parts of the Family occupied it at one time, thus dividing the building into two homes can be done easily, and the fairly new septic system installed is a double size one to support this. There’s two Wells behind the House, the newest one continued to provide plenty of water during the 2001 drought, when many neighbouring properties went dry.
To the back of the field, near the House, is a huge Apple Tree that yields stacks of fruit of two different varieties.
THE COMMUNITY
There’s no Village Centre as such, Greenland forming along one road, however this doesn’t detract from the great Community spirit of these genuine, warm-hearted and friendly folk who are always ready to welcome and help. One neighbour’s house once burned down and with no insurance, things looked bleak, but the Villagers simply rallied around and physically built a replacement. That’s the calibre of these good souls.
UTILITIES
There’s power and phone to the house, and possibly cable TV, broadband internet & TV alternately can be obtained via satellite.
JOINT VENTURE
The Deed to the Property is held by an untraded Delaware USA Corporation whose sole purpose is to do just that. The Company has 3,000 shares creating the opportunity for the new owner/s to involve family, friends and neighbours in a joint venture to purchase and develop the asset together. Delaware offers Tax advantages and the Company comes with a How-To Manual and CD of Corporate Forms, making it’s running simple and easy.
