So you really want to buy Beaver Lake but unfortunately don’t have all money available, or perhaps the magnitude of a project such as, say, building a Holiday Village is too daunting? Well there is a ready solution ........ form a joint venture between family, friends, neighbours and workmates to purchase and develop it as a collective.

Fortunately the Deed to Beaver Lake is held by an untraded offshore US Corporate which has three thousand shares that can be divided between participants according to their investment.

Supposing you organised the group to purchase shares at, say,  $250 each creating $750,000 Capital.  
After paying for Beaver Lake, there would be $251,000 in the kitty to first convert the existing building on site to three holiday units and furnish these, plus a surplus to build the first two Cabins.

Now 5 Units times 52 weeks = 5 x 52 = 260 maximum rental weeks.  

Supposing you had assembled 30 shareholders each purchasing 100 shares each ($20,000) and as annual dividend each would enjoy two weeks free use of a unit, resulting in a surplus of 200 weeks that could be sold to holiday makers outside of the group. Revenue from this can be used to build further Cabins, snowballing the volume up as the cash comes in.

Now here is a vital key to the success of such a business - each shareholder would be pro-active helping in the marketing of the surplus weeks to their social group, and if up to it, also pitch in with some physical work on the property ie; coppicing the woodland, painting, decorating, housekeeping, laundry etc. This should be part of the fun for the group and not mandatory!

The Project should have a defined longevity at then end of which shareholders can dispose of their holdings, say to other members within the group, or outside by agreement of  the majority. 50 months would be a fair period.

A Board to run the general operation will be elected by the Shareholders, and there’s no reason why everyone shouldn’t be a Director,  if there’s not too many folk involved. Again this should be fun - so don’t sell shares to sour-pusses!
